Warehousing Demand Driven by Lagos's Port Activity

Lagos is undergoing a geographical "tilt" in its industrial heart. Traditionally centered in Ikeja and Apapa, the industrial focus is moving East and West, driven by a revolution in maritime logistics.

The commissioning of the Lekki Deep Sea Port and the Lagos Free Zone has fundamentally changed the game. Unlike the congested Apapa ports, Lekki allows for ultra-large vessels. This has created an insatiable demand for "Grade A" warehousing facilities with high ceilings, FM2 flooring, and advanced fire suppression systems.
It’s not just the ports; the explosion of e-commerce (Jumia, Konga) and FMCG (Fast-Moving Consumer Goods) distribution has turned warehousing into the "new gold mine" of Lagos real estate.
The Agbara/Ota Axis: Remains a manufacturing powerhouse due to gas pipeline proximity.
The Ibeju-Lekki Corridor: Becoming the logistics hub for the Dangote Refinery and international trade.
Industrial properties in Lagos now offer some of the highest rental yields (often 8-10%), outperforming residential investments in the same areas. Investors are moving away from building "luxury flats" to "logistics parks."

As Lagos aims to become a 21st-century megacity, the "back-end" infrastructure warehouses and cold storage will be the most critical asset class for the next decade.
