The Extra Charges That Make Renting in Lagos More Expensive Than Expected

Finding an affordable apartment in Lagos can feel like a major achievement until the agent tells you how much you need to pay before collecting the keys. You may have enough money for the rent, only to discover that agency fees, legal fees, caution deposits and other charges have pushed the total beyond your budget.

With rising rents and growing concerns about housing affordability, many Lagos residents are finding it increasingly difficult to secure accommodation without stretching their finances.

Agency and Legal Fees

Agency fees are among the first additional expenses tenants encounter. An agent may charge a percentage of the annual rent for helping you find a property. Legal or agreement fees may also apply to the preparation of the tenancy agreement.

For example, an apartment advertised at ₦1 million could require another ₦100,000 in agency fees alone if the agent charges 10 per cent. Add legal fees and other deposits, and the total rises quickly.

Tenants should request a breakdown of these charges before committing to a property. The Lagos State Government has also announced proposed tenancy reforms aimed at addressing excessive charges and other rental disputes.

Caution Deposits and Service Charges

Some landlords request caution deposits to cover damage beyond normal wear and tear. Meanwhile, tenants in estates and serviced buildings may have to pay separately for security, waste disposal and maintenance of shared facilities.

These charges are not necessarily unreasonable, but tenants should know about them before agreeing to rent. Ask whether caution deposits are refundable and request a clear explanation of what service charges cover.

The Cost of Multiple Agents

House hunting can become more expensive when several agents are involved in securing one apartment. Some prospective tenants also spend money inspecting properties that eventually prove unsuitable or unavailable.

Before paying, confirm that the agent is authorised to represent the landlord. Request receipts and avoid paying unexplained fees simply because multiple intermediaries are involved.

Repairs and Moving Expenses

Paying the rent does not mean the expenses are over. Some apartments require minor repairs, new fittings or plumbing work before they are comfortable to live in. Moving belongings, buying household essentials and setting up electricity or other services can also increase the cost.

Inspect the property carefully before making payment and agree with the landlord on outstanding repairs.

How to Avoid Unexpected Costs

The best way to avoid unpleasant surprises is to ask for the total move-in cost, not just the annual rent. Confirm the agency fee, agreement fee, caution deposit and any applicable service charges before making a decision.

Keep receipts, document agreements and avoid using all your savings to secure an apartment. You will still need money for transportation, feeding, utilities and other everyday expenses after moving in.

Ultimately, renting in Lagos requires more than finding a house with an affordable price tag. It means finding a property you can pay for without leaving yourself financially stranded.

Because sometimes, the house you can afford to rent is not necessarily the house you can afford to move into.
